What do I do if my Lease is coming to an end

1) Can you, and do you want to renew your Lease? If your Lease is protected by the security of tenure provisions of the Landlord & Tenant Act you could have a right to renew. You will need to go through prescribed procedures, serving prescribed notices on the Landlord, detailing proposed terms, which may include a lower rent. 2) Do you want to vacate? If you are leaving the premises, you must remove all belongings and rubbish. Failure to do so would amount to a breach of your obligations, and the Landlord could sue you. Check your Lease for specific clauses that require the Tenant to reinstate any alterations they have made to the property. Also ensure that you have kept the property properly decorated and repaired in accordance with your obligations.
